The Ultimate Second Home Checklist for the 2026 Season

Every year, property owners go through the same routine: open up in the spring, keep things running through the summer, and shut everything down properly before winter. With a solid checklist, you won't forget anything important.

Spring: Opening and preparation

  • Turn on the water supply and check all taps for leaks
  • Empty and clean the fridge. Make sure it's cooling properly
  • Test the water heater
  • Check the electrical system — switch on all circuit breakers
  • Air out the property thoroughly. Check for mould in cold rooms
  • Inspect the roof for winter and ice damage
  • Make sure smoke detectors and fire extinguishers are working
  • Clear the outdoor area of fallen branches and winter debris
  • Test the barbecue and outdoor furniture
  • Update guest information if you rent the property out

Summer: Ongoing maintenance

  • Mow the lawn regularly
  • Check and clean gutters
  • Paint or stain exterior surfaces that need it
  • Keep paths and the driveway clear
  • Check the septic tank / drainage if applicable
  • Clean the barbecue area after use
  • Document any damage with photos

Autumn: Preparing for winter

  • Drain and shut off the water system if the property won't be used in winter
  • Add antifreeze to toilets and drains
  • Empty the fridge and freezer
  • Switch off the water heater
  • Bring in garden furniture and outdoor equipment
  • Check that windows and doors seal properly
  • Set mouse traps or install rodent protection
  • Turn off all circuits except frost protection
  • Remove all food and rubbish — anything that could attract pests

Winter: Periodic checks

  • Visit the property regularly to check for snow damage
  • Clear snow from the roof if needed (snow load)
  • Verify that frost protection is working
  • Look for signs of mice or break-ins
