1. About the service and agreement

Bungaflow is a digital platform for sharing and management of cabins or holiday homes used by multiple people. The service offers bookings, expense splitting, maintenance logs, task lists, guest portal and AI assistant.

The service is owned and operated by Redor AS, org. no. 916 505 310, Oslo, Norway (hereinafter “we”, “us” or “Redor”).

By creating an account, subscribing to the service, or otherwise using the service, you accept these terms in their entirety. The terms constitute the entire agreement between you and Redor regarding the use of Bungaflow.

2. Definitions

  • “Service” — the Bungaflow platform, including the web application, APIs, guest portal and related services.
  • “User” — any natural person who creates an account and uses the service.
  • “Unit” — a shared property registered in the service (e.g. cabin, holiday home, apartment).
  • “Member” — a user who is linked to a unit with a defined role (Admin or Lite).
  • “Guest” — a person who uses the guest portal via a shared link, without having their own account.
  • “Content” — all data users enter in the service, including bookings, images, logs, guestbook entries, messages and documents.
  • “Organization” — an association or neighborhood association registered in the service that coordinates multiple units (e.g. cabin association, homeowners association).
  • “We” / “Redor” — Redor AS, as data controller and service provider.

3. Account and access

To use the service, you must create a personal account. One account shall only be used by one person. You are responsible for keeping your login information confidential and for all activity that occurs under your account.

Authentication is handled via magic link (email link) or Google login. No password is required.

We reserve the right to suspend or delete accounts that violate these terms, misuse the service, or are used for illegal purposes. In case of suspension, you will be notified with a justification.

You must notify us immediately at hei@redor.no of any unauthorized use of your account or any other security breach. Redor is not liable for any losses arising from unauthorized access that has not been reported by you.

You are responsible for the accuracy and legality of the data you enter into the service. Redor does not verify user-submitted content.

4. User roles and access levels

Each unit has members with one of two roles:

  • Admin — Full access to all features. Can manage members, settings, house rules and guest links. Responsible for content in their unit.
  • Lite — Standard access to all features including bookings, expenses, maintenance, tasks and messages. Cannot access settings, manage members, or perform admin-only actions.

Admin users are responsible for content and data entered in their unit, including information displayed on the guest portal.

5. Organizations

Bungaflow supports organizations (associations, neighborhood associations) that coordinate multiple units.

  • Creation: A user can create one organization and becomes its administrator.
  • Membership: Units join an organization via invitation or request. Membership requires mutual approval from both the organization administrator and the unit administrator.
  • Content responsibility: The organization administrator is responsible for all content published through the organization, including announcements, documents, and messages.
  • Subscription: Organization subscriptions are separate from unit subscriptions. New organizations receive a 30-day free trial. After the trial, an active subscription is required for announcements, documents, and messages. Overview and member management remain available without a subscription.
  • Services:Organizations may curate services from third-party suppliers (e.g. firewood delivery, snow plowing, cleaning). Members can place orders for these services through the platform. When placing an order, the member's name, email address, unit name, unit address, preferred delivery date, and any comments are shared with the supplier via email.

Service orders — limitations: Bungaflow acts solely as a communication tool between members and suppliers. Bungaflow does not process payments, guarantee service quality, or act as a party to any agreement between the member and the supplier. Payment terms, delivery, and any disputes are handled directly between the member and the supplier. The organization administrator is responsible for curating reputable suppliers but does not guarantee the quality or availability of services.

6. Use of the service

You agree to use Bungaflow in accordance with applicable Norwegian law and these terms. You shall not:

  • Misuse the service or attempt to gain unauthorized access to other users' data or systems.
  • Reverse engineer, decompile, or attempt to derive the source code of the service.
  • Upload illegal, offensive, threatening, discriminatory, or copyrighted content without permission.
  • Use the service to send spam, phishing, or other unwanted communication.
  • Place unreasonable load on the service through automated requests or similar.
  • Circumvent, disable, or interfere with the service's security measures or technical restrictions.
  • Upload files containing viruses, trojans, malware, or other harmful code.
  • Share, resell, or transfer your account to another person.
  • Create multiple accounts to circumvent restrictions, sanctions, or suspensions.
  • Violate other users' privacy, e.g., by sharing personal data without consent.
  • Use the service to coordinate or promote illegal activities.

Violations of these rules may lead to suspension or deletion of your account without prior notice. Redor reserves the right to take immediate action for serious violations.

7. Content and intellectual property

You retain ownership of all content you enter in the service, including bookings, images, maintenance logs, guestbook entries, messages and documents.

By entering content, you grant Redor a non-exclusive, royalty-free license to store, display, process, and transfer the content to the extent necessary to deliver and operate the service. This license terminates when the content is deleted or the account is closed.

Redor owns all rights to the platform, including source code, design, trademarks, logos and documentation. Nothing in these terms grants you rights to Redor's intellectual property beyond what is necessary to use the service.

We reserve the right to remove content that violates Norwegian law, third-party rights, or these terms.

Redor does not monitor, verify, or endorse user content. We are not responsible for the accuracy, completeness, legality, or suitability of content entered by users. Any decision you make based on data in the service (expense calculations, maintenance logs, bookings) is your own responsibility. Bungaflow is an administration tool and does not provide legal, financial, technical, or other professional advice. Errors may occur in calculations, allocations, and computations in the service. Redor is not liable for financial loss or other consequences resulting from such errors.

Disputes between users within a unit (expenses, bookings, maintenance, etc.) are between the parties involved. Redor is not a party to such disputes and has no obligation to mediate or resolve them.

8. Guest portal

The guest portal provides access to selected information about a unit via a unique, token-based link — without requiring login or a user account.

Guests implicitly accept these terms by using the guest portal. The admin user who creates and shares the guest link is responsible for the content displayed to guests, including practical information and house rules.

Guestbook entries written via the guest portal are visible to everyone with access to the unit. Guests should not share sensitive personal information in the guestbook.

9. AI assistant

Bungaflow offers an AI assistant powered by OpenAI (GPT-4o-mini) via API. The assistant has three modes: guest, owner and public, and provides information based on the unit's data and context.

Important about the AI assistant:

  • Responses are generated automatically and may contain errors. We make no guarantees regarding accuracy, completeness, or suitability.
  • Data you send to the AI assistant is processed by OpenAI in accordance with their data processing agreement. See OpenAI's terms for details.
  • Do not share sensitive personal data (social security numbers, health information, financial information) in the chat.
  • The AI assistant does not provide legal, medical, or financial advice.

10. Third-party services

Bungaflow uses the following third-party services to deliver functionality:

  • Supabase — Authentication and database management. Data is stored on Supabase servers in EU-West (Ireland).
  • Stripe — Payment processing. Stripe is PCI DSS-certified. We do not store card numbers or payment details on our servers.
  • OpenAI — AI assistant (see section 9).
  • Vercel — Hosting and content delivery (CDN).
  • Cookiebot — Consent management platform (CMP) for cookie handling.
  • Resend — Transactional email delivery.
  • Google Analytics — Website analytics (with consent via Cookiebot).
  • OpenStreetMap (Nominatim/Overpass) — Address geocoding and nearby places search for the local guide feature.
  • Norwegian Meteorological Institute (MET)— Weather forecast based on the unit's location.
  • iCal import — Syncing bookings from Airbnb, Booking.com, Finn.no and Google Calendar.

Third-party services are subject to their own terms and privacy policies. We are not responsible for third-party availability, performance, or changes to their terms.

11. Subscription and payment

Bungaflow offers subscriptions per unit at the following prices:

  • Monthly:€4.49/month per unit
  • Yearly:€44.90/year per unit

New units start on the free plan with calendar, booking, message board, task lists, contacts, inventory, insurance documents, and more — no credit card required. You can upgrade to Plus at any time to unlock additional features like AI assistant, expense splitting, maintenance log, guest portal, guestbook, and more.

If you cancel your Plus subscription, your unit reverts to the free plan at the end of the current billing period. The booking calendar and free features remain available, but Plus features will be deactivated. Data from Plus features is stored for 30 days after downgrade.

After upgrading to a paid subscription, the subscription renews automatically unless you cancel. You can cancel at any time, and access continues until the end of the current billing period. No refunds are given for remaining time.

Payment is handled by Stripe. We do not store your card numbers or payment details. Redor reserves the right to change prices with a minimum of 30 days' notice. Price changes apply from the next renewal period.

12. Organizations

Organizations (cabin associations, co-ownerships, homeowner groups) can create an organization account in Bungaflow to manage multiple properties under one umbrella. The organization’s administrator creates the account and invites properties as members.

Features

Organizations can share announcements, documents, and messages with member properties, and offer curated services (firewood delivery, snow plowing, cleaning, etc.) that members can order directly in the app.

Subscription

The organization subscription is billed annually and covers organization features. New organizations get a 30-day free trial. Member properties have their own Plus subscriptions for unit features (booking, expenses, tasks, etc.).

Liability

The organization administrator is responsible for content shared via the organization (announcements, documents, services). Redor is not liable for services provided by third-party suppliers that the organization facilitates.

12. Right of withdrawal

Under Norwegian consumer law, consumers have a 14-day right of withdrawal when purchasing digital services.

By using the service (creating a unit, entering data, using features) on the free plan or after subscribing, you consent to the delivery of the digital service starting immediately. You accept that the right of withdrawal lapses when the service has been used, in accordance with the Norwegian Right of Withdrawal Act § 22(c).

The free plan lets you evaluate the core service at no cost before upgrading to a paid subscription.

12. Privacy and GDPR

Redor AS is the data controller for personal data processed in Bungaflow. We process personal data in accordance with the EU General Data Protection Regulation (GDPR) and the Norwegian Personal Data Act. Legal basis

  • Contract (Art. 6(1)(b)): Processing necessary to fulfill the agreement with you — account creation, bookings, expense splitting, notifications.
  • Consent (Art. 6(1)(a)): Optional analytics cookies and marketing.
  • Legitimate interest (Art. 6(1)(f)): Service development, debugging, and security.

Categories of personal data

  • Account information: Name and email address.
  • Unit information: Address, name, type. Sensitive information such as WiFi passwords is encrypted with AES-256-GCM.
  • Usage data: Bookings, expenses, maintenance logs, tasks.
  • Communication: Guestbook entries, messages between members.
  • Push subscriptions: Technical information for delivering push notifications.

Your rights

You have the right to access, rectification, erasure, data portability, restriction of processing, objection to processing, and withdrawal of consent. Exercise your rights by contacting us at hei@redor.no. We respond within 30 days.

The Norwegian Data Protection Authority (Datatilsynet) is the supervisory authority for privacy matters in Norway. You have the right to file a complaint if you believe processing of your personal data violates applicable regulations.

12. Cookies

We use Cookiebot as a consent management platform (CMP) to handle cookies in accordance with GDPR and the Norwegian Electronic Communications Act. On your first visit, a consent banner is displayed where you choose which cookie categories to accept.

  • Necessary: Session management (Supabase auth-token), language preference (locale), Cookiebot consent. These are required for the service to function and do not require consent.
  • Preferences: Remembers your choices and settings for a better experience.
  • Statistics: Analytics cookies to understand how the service is used and improve it. Only set with your consent.
  • Marketing: Not currently used, but the category exists in Cookiebot for future use. Never set without your consent.

You can change your cookie settings at any time via the Cookiebot banner or the “Cookie settings” link in the footer.

12. Data security

We take data security seriously and have implemented the following measures:

  • Sensitive data (e.g. WiFi passwords) is encrypted with AES-256-GCM before storage.
  • All traffic is transmitted via HTTPS/TLS.
  • Security headers such as HSTS, X-Frame-Options, and Content-Security-Policy are enabled.
  • Regular security review of code and infrastructure.

In case of a security breach affecting personal data, we will notify the Data Protection Authority within 72 hours (GDPR Art. 33) and affected users without undue delay if the breach poses a high risk (GDPR Art. 34).

12. Availability and limitation of liability

The service is provided “as is” and “as available” without warranties of any kind, whether express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, or non-infringement.

We strive for high uptime and stable operation but do not guarantee uninterrupted or error-free access. Planned maintenance will be announced in advance where possible.

Redor is not responsible or liable for:

  • Downtime, service interruptions, or degraded performance.
  • Loss, corruption, or accidental deletion of data.
  • Unauthorized access, hacking, or security breaches affecting your account or data.
  • Errors, inaccuracies, or misleading information generated by the AI assistant.
  • Failures, outages, or changes in third-party services (Supabase, Stripe, OpenAI, Vercel, etc.).
  • Force majeure events including natural disasters, power outages, network failures, cyberattacks, pandemics, or government actions.

You are responsible for making regular backups of data you consider important. Bungaflow offers an export function in the settings that allows you to download all data associated with a unit. We recommend using this regularly. Redor does not guarantee recovery of lost data.

Redor's total liability to you is in all cases limited to the lesser of (a) the total amount you have paid for the service in the 12 months preceding the claim, or (b) EUR 500. We are not liable for indirect, incidental, special, or consequential damages, including but not limited to lost profits, lost data, loss of goodwill, or business interruption.

These limitations apply to the extent permitted by applicable law.

12. Indemnification

You agree to indemnify and hold harmless Redor AS, its directors, employees, partners, and suppliers from any claims, losses, liabilities, damages, costs, and expenses (including reasonable legal fees) arising from:

  • Your use or misuse of the service.
  • Content you upload or enter into the service.
  • Your breach of these terms or applicable law.
  • Your infringement of any third-party rights.
  • Disputes between you and other users of the service.

This indemnification obligation applies to the extent permitted by applicable law.

12. Service modifications and discontinuation

Redor reserves the right to modify, update, suspend, or discontinue the service (or any part of it) at any time, temporarily or permanently. We will provide reasonable notice for material changes that significantly affect your use of the service.

Redor is not liable for any modifications, suspension, or discontinuation of the service.

In the event of permanent discontinuation of the service, Redor will provide at least 90 days' notice and give you the opportunity to export your data before the service is shut down.

12. Termination and deletion

You can cancel your subscription at any time via the settings in the service. Upon cancellation, you retain access to the service until the end of the current billing period.

You can request deletion of your account and all associated personal data by contacting us at hei@redor.no. Deletion is completed within 30 days of receiving the request, except for data we are legally required to retain.

Redor may terminate the agreement with 30 days' written notice if you materially breach these terms. In case of serious violations (illegal activity, security threats), the account may be suspended immediately.

12. Changes to the terms

We may update these terms to reflect changes in the service, legislation, or business practices. For material changes, you will be notified at least 30 days in advance via email to the address linked to your account.

Continued use of the service after the notification period is considered acceptance of the updated terms. If you do not accept the changes, you may terminate the agreement before they take effect.

12. General provisions

a. Severability

If any provision of these terms is found to be invalid, unenforceable, or illegal by a court of competent jurisdiction, the remaining provisions shall remain in full force and effect.

b. Waiver

Failure by Redor to enforce any provision of these terms shall not be construed as a waiver of that provision or the right to enforce it at a later time.

c. Entire agreement

These terms, together with our privacy policy, constitute the entire agreement between you and Redor regarding your use of the service.

d. Assignment

You may not assign or transfer your rights or obligations under these terms without Redor's prior written consent. Redor may assign its rights and obligations under these terms to a third party in connection with a merger, acquisition, reorganization, or sale of all or substantially all of its assets.

e. Electronic communications

By using the service, you consent to receiving communications from us electronically, including emails, push notifications and messages within the service. This includes transactional messages (account changes, security updates, changes to terms) as well as product news, company news, new partnerships and service updates. Such electronic communications satisfy any legal requirement that communications be in writing. You may unsubscribe from non-essential emails at any time via the unsubscribe link in the email.

12. Governing law, disputes and contact

These terms are governed by Norwegian law. Disputes arising from or related to these terms shall be sought resolved amicably. If this does not succeed, the dispute may be brought before the courts of Oslo, Norway. Consumers may always file a case at their local court of jurisdiction.

Consumers may also contact the Norwegian Consumer Authority or the Consumer Councilfor guidance and complaints. The EU Commission's online dispute resolution portal is available at ec.europa.eu/consumers/odr.
