Closing Procedures

Procedures for winterizing or shutting down a second home at the end of the season — water, electricity, heating, and security.

Closing procedures are the steps followed when shutting down a second home for an extended period — typically after the summer season or before winter. Proper closing procedures prevent frost damage, mould, and other problems.

Important steps when closing

  • Water: Drain pipes and the hot water tank to prevent frost damage
  • Electricity: Switch off most circuits, keep frost protection on if needed
  • Heating: Set to minimum temperature or turn off completely
  • Food: Empty the fridge and remove all food
  • Security: Lock all doors and windows, activate the alarm

Why closing procedures matter

A burst pipe from freezing can cost thousands to repair. Moisture and mould can damage furnishings and the building itself. Good closing procedures are the cheapest insurance you can have.
