Season Opening
Procedures for preparing a second home for use after an extended closure — water, heating, cleaning, and inspection.
Season opening is the process of preparing a second home for use after it has been closed for an extended period. It is typically the first visit after winter and requires a systematic walkthrough.
Season opening checklist
- Water: Open the main valve, check for leaks, fill the hot water tank
- Electricity: Switch on circuit breakers, check that everything works
- Heating: Start the heating, check the fireplace and chimney
- Inspect the building: Look for winter damage, moisture, mould, or pests
- Cleaning: Vacuum, wash, and air out
- Emergency equipment: Check smoke detectors, fire extinguishers, and first aid kits
Combine with a work day
Many co-owners combine the season opening with a spring work day where everyone meets to prepare the property together. It is both practical and social.
